"What will it cost to build my house?" is the first question most clients ask. A single per-square-foot figure can be misleading, because two houses of the same size can differ a lot in cost. These are the factors that decide it.
1. Built-up area and number of floors
Cost depends on the total built-up area, not the plot size. A basement adds significantly to cost because of excavation, retaining walls and waterproofing.
2. Structure
Soil conditions, number of floors, column spans and earthquake design all affect the quantity of steel and concrete. A well-engineered structure is safe without being over-designed.
3. Finishes
Flooring, façade cladding, doors and windows, kitchens, bathrooms and lighting can range from basic to premium. Finishes are where budgets most often grow, so decide them early.
4. Services
Electrical, plumbing, air-conditioning, lift, solar, rainwater harvesting and fire safety systems add to the cost and need to be planned with the structure.
5. Approvals and professional fees
Sanction fees, other charges and fees for architects, structural engineers and consultants are part of the total budget.
6. Site conditions
Demolition of an old structure, narrow access roads, shoring of neighbouring buildings and material storage on tight plots all affect cost.
How to keep your budget in control
- Get a detailed estimate (BOQ) from the drawings, not a rough per-sq.ft. rate.
- Freeze the design before construction – changes during construction cost the most.
- Choose finishes room by room and keep an allowance for contingencies.
- Use project management to check quantities, quality and contractor bills.
