Your architect shapes how your building looks, how well it works, what it costs and how smoothly it gets approved. These are the points to check before you decide.
1. Registration
In India, only persons registered with the Council of Architecture (CoA) under the Architects Act, 1972 may use the title "architect". Ask for the registration number – you can verify it on the CoA website.
2. Portfolio and similar projects
Look at completed projects similar to yours – a stilt + 4 house, a villa, an office or a school. Ask for photos of built work, not only 3D views.
3. Scope of work
Clarify what is included: concept design, 3D elevation, working drawings, structural and MEP design, interiors, approval drawings, site visits and project management. A clear scope avoids extra costs later.
4. Approvals experience
In Delhi NCR, approvals from MCD, DDA, NDMC, Noida Authority, GDA or the Haryana authorities can decide your timeline. An architect who regularly handles approvals knows the bye-laws and avoids objections.
5. Engineering coordination
Architecture, structure and services must work together. A firm that coordinates all three reduces site problems and changes.
6. Fees and agreement
Agree the fees, payment stages and deliverables in writing. Compare scope, not just the headline fee.
7. Communication
You will work together for months. Choose someone who listens, explains options clearly and responds on time.
