What is FAR?

Floor Area Ratio (FAR) is the total floor area you may build, compared with the plot area. In Delhi (MCD, DDA and NDMC, under the Master Plan for Delhi 2047) it is written as a number like 350 – meaning 350% of the plot area. On a 100 sq m plot with FAR 350 you can build 350 sq m in total over all floors. Stilt parking (up to 2.4 m high), basements used for parking and services, and the staircase, lift and balconies are not counted in FAR – they are, however, part of the built-up area used for fees and labour cess.

What is ground coverage?

Ground coverage is the share of the plot a floor may cover; the rest stays open as setbacks and courtyards. Dividing the FAR area by the ground coverage gives the approximate number of full floors – the top floor is often smaller.
